With
the population continuing to increase, and the new housing
market unable to meet the demand, the simple fact is there are
more people and fewer affordable houses available. Interaktion
Properties (a Florida corporation) was created to take
advantage of the ever growing ever expending real estate
investment market. IP intends to maximize the return on your
investment through the purchase and resale of commercial and
residential properties. Profits from these transactions along
with revenue derived from the purchase of income producing
properties will be shared with our investors. Utilizing
investment outlays from a small group of investors will allow
IP to leverage a high volume of both residential and
commercial real estate transactions.
IP
has implemented a team of real estate professionals and
entrepreneurs to take advantage of current trends in the real
estate market by actively engaging in the acquisition,
rehabilitation, and liquidation of commercial, residential,
and income producing properties. IP's team has extensive
experience in real estate, construction, legal, and financial
arenas. Thus, IP has eliminated the need for the investor to
have any prior knowledge or experience in real estate
transactions or investments.
The
combined experience and expertise of this team will create a
turnkey real estate buying and selling process which will
enable IP to locate, assess, and make buy/sell decisions on
many properties before they become readily available to the
public. Once viable properties are located and selected, IP
will successfully secure guaranteed financing which will allow
the company to purchase properties. Because our in house
general contractor will supervise all construction and
renovation activity, the risks and delays associated with
outside vendors and subcontractors are greatly reduced or
eliminated altogether.
IP
is currently offering to accredited investors an opportunity
to purchase membership interests in the aggregate amount of
$10 million. In short, the company intends to utilize this
capital to firstly, leverage real estate properties that are
either facing foreclosure or have already been foreclosed upon
at below market value. We will then refurbish, renovate, and
update those properties so they may be sold or leased at a
premium that is at or above the fair market value. Once the
sale is complete, IP will return half of the sale proceeds to
the investors and the other half will be reinvested in the
company for the purchase of additional distressed properties.
IP will then be engaged in the purchase and resale of
commercial real estate properties as well as purchase and
management of income producing properties.
Real
estate has consistently provided a stable, reliable and
increasingly predictable return as it appreciates due to high
demand and ever decreasing supply of affordable real estate
property. As investors continue to struggle to find safe
havens for their investment dollars, Wall Street continues to
find itself under more and more scrutiny from scandalous and
illegal accounting practices. As a result, investor's
confidence continues to plummet, showcasing real estate even
more, as one of the safest and profitable investments
available. IP has made its goal simple: to maximize the value
of today's turbulent business market by purchasing residential
and/or commercial properties at under valued prices and
quickly selling or renting them at fair market value. This
provides the company and its investors with prime real estate
properties and highly profitable revenue sources for years to
come.
The
company is currently operational in all of South Florida. Our
main office head quarter is located in Tamarac, which handles
operations in and around the state of Florida. IP's next
expansion locations will be Arizona, Nevada and California.
